Rosedale Home Sales Statistics for January 2018 from Jethro Seymour, Top midtown Toronto Realtor

As of August 3rd, 2018, there are 11 homes available in the Rosedale  (part of C09) area, ranging in price from $1,995,000 for a detached home on Standish Avenue (18 days on the market) to $18,800,000 for a detached home on Park Road (156 days on the market).

Last month,  only 2 homes sold in Rosedale; both were detached. The average time to sell a home was 30 days. One home sold 6 days after it was listed,  while the other one lasted 53 days.  This doesn't include the 5 homes that have been listed for more than 30 days or the 6 homes that were listed in the month of July and are not selling at their current listed prices.

Only one of the 2 July home sales sold at or above their listed price. The highest-selling home was a detached  3-bedroom,   6-bathroom home on a 50 x 126-foot lot on May Street,  with a  private drive and garage. It sold for $6,500,000 (93% of the asking price). The other home is on Glen Road, which sold for $2,710,000. Both were amazing homes.

Entry into the  Rosedale market now requires buyers to spend over $2,300,000 for a semi-detached home and at least $2,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory still continues to drive bidding on homes.
