During the months of June and July 2014, 50 homes changed hands in Leaside & Bennington Heights. June saw a 138% increase in detached home sales over last year. The average dollar values of those June detached home transactions were up 13.7% to $1,457,925.
The value of 2014’s year-to-date 127 detached homes was up slightly by 2% or $1,472,193 compared to the 107 detached homes that sold in first 7 months of 2013. The 26 semi-detached homes saw a 27.8% decrease in sales activity but a 13.5% gain in average value through to the end of July.
The highest valued sale on TREB MLS so far in 2014 was $3.2 million, for a home in Bennington Heights. The highest 2014 Leaside sale has been $2.7 million in South Leaside. The lowest valued sale was $580,000 for a 2 bedroom, 1 bathroom detached bungalow on Southerland at Eglinton – Sold for only 83% of the asking price.
The average size frontage of the 157 sold homes was 32.72 feet in width. The widest rang in at a very wide 101 feet (a ravine lot in Bennington Heights) and the longest was 242 feet. (the same ravine lot). So far this year homes have been selling 4.17% above the listed price.
As of August 13th 2014, there were 19 homes available in Leaside. They range from a 3 bedroom townhouse on Millwood to a gorgeous 4 bedroom, 6 bathroom home on Bayview Heights Drive listed for $2,499,000.
