Leaside& Bennington Heights April Home Sales Statistics

Leaside-Bennington Heights April home values on MLS continued to trend upward in 2014.

 

12 Month Rolling Average

Last 12 months, April 2013 to the end of April 2014, compared to the previous 12 months, April 2012 to the end of April 2013.

 

Sales Volume Changes

All Home Sales – up 16.9%, to 214 sales

Detached Home Sales –  up 2.6%, to 158 sales

Semi-Detached Home Sales – up 100%, to 56 sales

 

Dollar Value Changes

All Home Values – down 1.7%, to $1,239,279

Detached Home Values – up 3.3%, to $1,405,959

Semi-Detached Home Values – up 5.4%, to $764,609

 

April Monthly Changes

During the month of April2014, 28homes changed hands in Leaside& Bennington Heights, which was 33.3% more than the 21homes that sold in April 2013. The average dollar values of those transactions were down 20.7% to $1,258,501. Detached home sale values are also off by 13.3% compared to last April.7 of the 28 homes that sold were semi-detached houses, which had an average sale value of $811,118, slightly off last April’s numbers by 5.6%.

Year-to-Date Changes

The value of 2014’s year-to-date63detached homes wasdown slightly by 5.1% or $1,442,790 compared to the 56 detached homes that sold in first 4 months of 2013. Semi detached home saw a 9.1% increase in sales activity and a 8.3% gain in average value.

The highest valued sale on TREB MLSso far in 2014 was $3.2 million, for a home in Bennington Heights. The highest 2014 Leaside sale has been $2.7 million in South Leaside. The lowest valued sale was $675,000 for a 2 bedroom, 1 bathroom semi-detached home on Broadway.

The average size frontage of the 75 sold homes was 31.89 feet in width. The widest rang in at a very wide 60 feet and the longest was 234 feet. So far this year homes have been selling 5.06% above the listed price. The spring market is a great time to sell you home, but remember it sets the values for future properties and sales as well.

As of May 18th 2014, there were 20 homes available in Leaside. They range from a 2 bedroombungalowon Sutherlandwhich has been reduced to $699,000 to a gorgeoushome on Leacrestlisted for $2,179,000.
