During the month of August 2014, 13 homes changed hands in Leaside & Bennington Heights, which was 44.4% more than the 9 homes that sold in August 2013. The average dollar values of those transactions were up 10.3% to $1,409,346. Detached home sale values are also up by 0.8%, ringing it at $1,444,542 compared to last August. There was only one semi-detached home that sold, which was just shy of a million dollars at $987,000.
The value of 2014’s year-to-date 139 detached homes was also up slightly by 1.9% or $1,469.806 compared to the 114 detached homes that sold in first 8 months of 2013. The 27 semi-detached homes saw a 28.9% decrease in sales activity but a 14.3% gain in average value through to the end of August.
The highest valued sale on TREB MLS so far in 2014 was $3.2 million, for a home in Bennington Heights. The highest 2014 Leaside sale has been $2.7 million in South Leaside. The lowest valued sale was $580,000 for a 2 bedroom, 1 bathroom detached bungalow on Sutherland at Eglinton – Sold for only 83% of the asking price.
The average size frontage of the 157 sold homes was 32.63 feet in width. The widest rang in at a very wide 101 feet (a ravine lot in Bennington Heights) and the longest was 242 feet. (the same ravine lot). So far this year homes have been selling 4.09% above the listed price.
As of August 8th 2014, there were 18 properties available in Leaside. They range from a 2 bedroom bungalow (a building lot) to a gorgeous 4 bedroom, 6 bathroom home on Bayview Heights Drive listed for $2,399,000. There is also huge building lot with a frontage of 134 feet listed at $3,100,000. A great development opportunity.
