Leaside & Bennington Heights September 2013 Home Sales Statistics

In September of 2013, 17 homes changed hands in Leaside & Bennington Heights, which is exactly the same as September of 2012. In addition, the average dollar value of these transactions was virtually flat with a 0.4% increase. This was due to 150% more semi’s selling this September, 5 in 2013 vs. 2 in 2012. The 5 semi-detached homes that sold had and average value increase of 22.3%, while detached homes increased 7% in value. Last year, the average monthly value for all homes sold in Leaside and Bennington Heights was $1,159,803, compared to $1,163,900 this year.

Leaside & Bennington Heights year-to-date home sales are also up, from 147 in 2012 to 171 in 2013 -- a gain of 16.3%. Detached home sales are up 5.9% for the year, and the volume of semi-detached home sales is up 72% to date in 2013.

Year-to-date, Leaside and Bennington Heights homes have posted a 1.9% increase in value compared to this time last year. The value of the average home rose to $1,251,112 in 2013, up from $1,227,694 in 2012. Among the 126 detached homes that have sold so far this year, the average sale price is up 5.9% this year, coming in at $1,430,543. Semi-detached home values are up 6.2% in 2013, to $747,904 compared to $704,515 in 2012. The highest sale price so far this year was $2.7 million, for a home on Bennington Heights Drive. The second-most valuable home sale was for a property located on Bessborough Drive.
