As of November 30, 2022, there are 15 homes available in the Lawrence Park area, ranging in price from $2,829,000 for a detached home on Blythwood Road (47 days on the market) to $25,000,000 for a detached home on Stratheden Road (106 days on the market)

Last month,  three homes sold in Lawrence Park, all were detached homes. The average time to sell a home was 23 days. The home on Fidelia  Avenue sold seven days after it was listed, while the longest remained on the market for 36 days. This doesn’t include the 11 homes that have been listed for more than 30 days or the four homes that were listed in the month of November and are not selling at their current prices.

Only one of the three homes sold at or above their initial asking prices. Last month’s most valuable home sale was a detached 4-bedroom, 5-bathroom home on a 90 x 144-foot lot with a private drive and built-in garage on Blyth Dale Road. It sold for $5,990,000, or 87% of the original listing price. This was followed by a detached home on Weybourne Crescent which sold for $3,374,000 which was 94% of the initial listing price. 

Entry into the Lawrence Park market now requires buyers to spend and at least  $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
