Market Report โ October 2026
More Sales, Faster Sales
Lawrence Park saw a pickup in activity in October, with 5 homes sold, up from 2 in September and just 1 a year ago. Homes also sold considerably faster, averaging 37 days on the market, compared with 121 days last October.
The average sale price was $3,610,018, up 3.2% year over year. However, the longer-term picture remains softer, with the year-to-date average down 10.8% and the 12-month rolling average down 9.8%.
All five October sales closed below asking, suggesting that while buyers are active, they remain price-conscious. For sellers, finding the right price from the outset remains important.

Market Overview
Inventory Pulls Back
in Lawrence Park
Lawrence Park entered November with 26 homes for sale, down from 35 at the beginning of October. Nine were newly listed in the past 30 days, while 17 had been on the market longer. Against October’s five sales, that represents 5.2 months of inventory, down from 17.5 months in September.
The market has moved closer to balanced territory, with fewer homes competing for buyers. Still, all five October sales closed below asking, and 17 current listings have been on the market for more than 30 days. Buyers have options, but sellers are facing a market where pricing continues to matter.

Pricing Trends
A Few Sales
Can Move the Average
October’s average sale price was $3,610,018, up 3.2% year over year. With just five sales, however, the monthly figure can shift considerably depending on which homes sell.
The longer-term numbers tell a different story. Year to date, 43 homes sold at an average of $4,289,421, down 10.8% from the same period last year. The 12-month rolling average was $4,261,201, down 9.8%.
While October’s average moved higher, prices across the broader market remain below last year’s levels.

Speed of Sale
Homes Sold Faster
Than Last October
Homes sold in an average of 37 days in October, compared with 121 days a year ago, a 69.4% decrease.
While the improvement is significant, current listing periods don’t always tell the full story. Properties that have been relisted at adjusted prices may appear to have sold more quickly than they actually did. Reviewing the complete listing history provides a better picture of how long a home took to find its buyer.

Second-Highest Sale: Strathgowan Crescent

- Bedrooms / bathrooms: 4+1 bed / 5 bath
- Size: about 3,500โ5,000 sq ft
Strathgowan Crescent took a different route. It first listed in March 2026 at $4,288,000, then was relisted 4 times, most recently at $3,955,000. It sold 31 days after the last relisting, for $3,800,000, 88.6% of the first asking price. Counting all 5 listings, the home was on the market 232 days in total.
One found its buyer on the first listing; the other required several price adjustments. Both ultimately sold below their original asking prices, reinforcing the importance of setting expectations in line with the market.
What This Means
Advice for Buyers & Sellers
For Buyers
All five October sales closed below asking, creating opportunities to negotiate. The 17 listings that have been on the market for more than 30 days are worth a closer look. Previous listing prices, adjustments and time on the market can help identify where sellers may be more flexible.
For Sellers
Lawrence Park saw more sales and faster transactions in October, but none reached asking price. The contrast between Lawrence Crescent and Strathgowan Crescent shows how the initial pricing strategy can influence the selling process. Understanding recent comparable sales and current competition is essential to positioning your home effectively.

Zooming Out
Sales Pick Up,
Prices Remain Under Pressure
Lawrence Park’s October results show an improvement in market activity, with 47 homes sold over the past 12 months, up 51.6% from the previous year. However, the average price over that same period declined 9.8% to $4,261,201.
More homes are changing hands, but prices have yet to regain last year’s levels. October’s faster sales and higher monthly average are encouraging, although five transactions alone aren’t enough to establish a broader shift.
