Monthly Update

Eight homes changed hands in Leaside & Bennington Heights in the third month of 2019, including three detached, five semi-detached homes. This marks a 46.7% decrease over the 15 home sales we saw in March of last year. However, the average value of those eight homes increased to $1,759,375, a 0.6% increase from last year’s March mean of $1,748,995. Last month, detached homes were valued at an average price of $1,187,333, a 37.2% drop from last March’s average of $1,890,577.

Year-To-Date Update

Over the first three months of 2019, 24 homes have changed hands in Leaside & Bennington Heights. This marks a 7.7% drop compared to the year-to-date March 2018 sales figures, which saw 26 completed transactions. Seventeen detached homes have changed hands so far this year, with an average value of $1,940,006. This is a 4.7% increase compared to the average sale price of $1,853,773 for the 22 detached homes that changed hands in March of 2018. Semi-detached home sales increased by 25% compared to last year, rising from four sales to five. Average value also increased 3.3% from 2018, from $1,149,500 to $1,187,400.

Leaside & Bennington Heights monthly home values up by 0.6% in 2019!

As of April 3, 2019, there are 32 homes on the market in the Leaside (C11) area, ranging in price from $1,150,000 for a semi-detached home on Southvale Drive (5 days on the market) to $3,599,000 for an amazing detached home on Brendan Road (7 days on the market).

Last month, the average time to sell a home was 26 days. One home on Southlea Avenue sold 2 days after it was listed, while the longest lasted 61 days. This doesn't include the five homes that have been listed for more than 30 days or the 12 homes that were listed in the month of March and are not selling at their current prices.

Four homes sold at or above their initial asking prices. Last month’s most valuable home sale was a detached 4-bedroom, 7-bathroom home on a 35 x 160 -foot lot with a private drive and garage on Southlea Avenue. It sold for $3,500,000, or 117% of the original listing price. It was followed by a home on Donlea Drive which sold for $2,115,000 or 92% of the asking price.

Entry into the Leaside market now requires buyers to spend $1,300,000 for either a semi-detached or detached home. Buyers continue to look for homes in midtown while low inventory endures as a main driver of competitive bidding.
