Leaside Heads Into Fall With
More Activity — and More Choice

Leaside had a busier September, with 11 homes sold, up 22.2% from a year ago. They moved in an average of just 8 days. The monthly average sale price of $1,667,636 was down 30.2% year-over-year, but the number needs some context. Seven of September's sales were semi-detached homes, compared with just one last September, while detached sales fell from eight to four. Looking beyond the monthly mix, the market is showing a steadier trend. 112 homes have sold year-to-date, up 8.7%, while the 12-month rolling total has reached 150 sales, up 13.6%. The 12-month rolling average price is $2,245,666, down 7.3%. In other words, Leaside is seeing more activity, while prices continue to recalibrate. Missed last month's recap? More Choice Heading Into October

The biggest change heading into fall is inventory. There are now 34 active listings, compared with 16 at the beginning of September. That's approximately 3.1 months of inventory, up from 1.1 months. But much of that inventory is fresh. 28 of the 34 listings came to market within the past 30 days, while only six have been on the market longer. Pricing Trends

Look Beyond the Monthly Average

September's $1,667,636 average was heavily influenced by the mix of homes that sold. Detached homes averaged $1,776,250 across four sales, while seven semi-detached homes averaged $1,605,571. The semi-detached average was actually 8.9% higher than last September. The broader numbers provide a better measure of where the market stands.

The monthly figure is an outlier. The YTD and rolling numbers point to a market that has recalibrated by roughly 7–8% from last year, rather than one experiencing a sudden 30% shift in values.

Two Sales, Two Very Different Outcomes

September also showed how differently individual homes can perform in today's market.
Cameron Cres — Finding the Right Price Cameron Crescent sold for $2,400,000, or 96% of its final $2,499,000 asking price, after 15 days on the market. The home had originally come to market in June 2025 at $2,895,000 before returning a year later at $2,499,000. At the new price, it sold within two weeks.
Rumsey Rd — When Buyers See the Value Rumsey Road sold for $2,280,000, or 117% of its $1,949,000 asking price, in just six days. The South Leaside semi-detached home, offered as an estate sale, attracted significant interest and ultimately sold well above asking.
Two very different outcomes, but the same underlying theme: buyers are still prepared to move quickly when the price and opportunity line up.
Active Market Watch

A Wider Range of Choice

As of October 1, Leaside buyers have 34 homes to choose from, ranging from $999,000 to $6,995,000. Most are new to the market, with 28 listed within the past 30 days. Only six have been sitting for more than a month. That gives buyers more choice heading into October, while the pace of September's sales suggests demand hasn't disappeared. The fall market will show whether this additional inventory is absorbed quickly or begins to build.

What to Watch This Fall

Leaside enters October with more sales activity, more inventory and prices that remain below last year's levels. For Buyers The increase in choice creates more opportunity to find the right home without the same level of competition seen in a tighter market. For Sellers Demand is still there, but pricing remains important. September's two contrasting sales are a good reminder that buyers will act when a property feels appropriately positioned. The numbers to watch this fall are simple: sales, inventory and the rolling price trend. Together, they'll tell us whether Leaside's 2026 recalibration is beginning to settle into a new normal.
