Lawrence Park in Toronto Home Sales Statistics for April 2020 | Jethro Seymour, Top Toronto Real Estate Broker

As of July 7 2020, there are 27 homes available in the Lawrence Park area, ranging in price from $1,395,000 for a detached home on Weybourne Crescent (1 day on the market) to $10,500,000 for a relisted detached home on Daneswood Road (1 day on the market).

Last month, 10 homes sold in Lawrence Park, all were detached homes. The average time to sell a home was 11 days. The home on Lawrence Crescent sold after being listed on the market for a day, while the longest remained on the market for 36 days. This doesn't include the 10 homes that have been listed for more than 30 days or the 12 homes that were listed in the month of June and are not selling at their current listed prices.

Three of the 10 June home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 5-bedroom, 6-bathroom home on a 110 x 150-foot lot with a private drive and garage on Cheltenham Avenue. It sold for $7,100,000, which was 95% of the original listing price. It was followed by a detached home on St Leonard's Avenue which sold for $5,300,000 or 95% of the asking price.

Entry into the Lawrence Park market now requires buyers to spend and at least $1,800,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
