As of  September 30,  2021, there are 13 homes available in the Lawrence Park area, ranging in price from $2,289,000 for a relisted detached home on Glengrove  Avenue East (22 day on the market) to $26,900,000 for a detached home on Stratheden Road (15 days on the market).

Last month, nine homes sold in Lawrence Park, all were detached homes. The average time to sell a home was 17 days. The home on St. Leonard's Avenue sold two days after it was listed, while the longest remained on the market for 64 days. This doesn't include the four homes that have been listed for more than 30 days and the nine homes that were listed in the month of  September and have yet to sell for its current list price. 

Three of the eight homes sold at or above their initial asking prices. The highest selling Lawrence Park transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 51.08 x 150-foot lot with a private drive and garage on Blyth Dale Road. It sold for $5,820,000 which was 97% of the asking price. This was followed by another detached home on Buckingham Avenue which sold for $5,500,000 which was 97% of the initial listing price. 

Entry into the Lawrence Park market now requires buyers to spend and at least  $2,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
