Last month, two homes were given new owners in Leaside & Bennington Heights, both were detached homes. The average value of last month’s transactions was $2,675,900, marking an 8.8% jump over last year’s January mean of $2,460,333.

Leaside & Bennington Heights home values up by 11.3% over last year!

As of February 1, 2022, there are six homes on the market in the Leaside (C11) area, ranging in price from $1,399,000 for a semi-detached home on  Thursfield Crescent (7 days on the market) to $4,289,000 for a detached home on Rykert Crescent (21 days on the market).

Last month, Leaside properties sold at an average of 31 days after listing. A Broadway Avenue home sold six days after it was listed, while the longest remained on the market for 56 days. All currently available homes in the market were listed in the month of January and are not selling at their current price.

Only one of the two January home sales sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 50.12 x 104.78-foot lot with a private drive and built-in garage on Sutherland Drive. It sold for $3,300,000 which was 97% of the asking price. This was followed by another detached home on Broadway Avenue which sold for $2,051,800 which was 128% of the initial listing price. 

Entry into the Leaside market now requires buyers to spend at least $2,000,000 for a detached home.
