Monthly Update

Last month, seven homes were given new owners in Leaside & Bennington Heights, including five detached and two semi-detached homes. This marks a 12.5% drop compared to the eight homes sold from the same month of last year.  The average value of last month’s transactions was $1,783,416, marking a 25.8% decrease over last year’s July mean of $2,404,000.



Year-To-Date Update

For the first seven months of 2022, 92 homes have sold in Leaside & Bennington Heights. This marks an 20.7% drop compared to the year-to-date sales figures through through July of last year. Seventy-two detached homes have found new owners so far this year, with average sale prices of $2,939,738. This is a 14.2% increase over the July 2021 year-to-date mean of $2,573,761. The average value of semi-detached homes also increased by 15.1% compared to the year-to-date mean through July 2021, jumping from $1,511,384 to $1,740,217.

Home values up by 11.9% over last year in Leaside & Bennington Heights!

As of August 2, 2022,  there are 17 homes on the market in the Leaside (C11) area, ranging in price from $1,399,900 for a semi-detached home on  Kenrae Road (8 days on the market) to $4,995,000 for a detached home on Governors Road (36 days on the market).

Last month, Leaside properties sold at an average of 19 days after listing. A Killdeer Crescent home sold a day after it was listed, while the longest remained on the market for 54 days. This doesn’t include the ten homes that have been listed for more than 30 days or the six homes that were listed in the month of July and are not selling at their current prices.

Three of the seven July home sales sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 35.99 x 125-foot lot with a private drive and attached garage on Fairland Road. It sold for $2,600,000 which was 95% of the asking price. This was followed by another detached home on Rumsey Road which sold for $1,799,910 which was 100% of the initial listing price. 

Entry into the Leaside market now requires buyers to spend  $1,500,000 for a semi-detached home and at least $1,700,000 for a detached home.
