Monthly Update

Six homes were given new owners in Leaside & Bennington Heights last month including four detached and two semi-detached homes. The average value of last month's transactions was $2,520,833, marking a 27.2% increase over last year’s May mean of $1,982,433. Detached home values also increased last month, generating average sale prices of $3,081,250, for a 41% increase over May of last year.

Year-To-Date Update

For the first five months of 2020, 34 homes have changed hands in Leaside & Bennington Heights. This marks a 55.3% decline compared to the year-to-date May 2019 sales figures, which saw 76 completed transactions. Twenty-six detached homes have changed hands so far this year, with an average value of $2,374,027. This is an 11.2% increase compared to the average sale price of $2,135,270 for the 57 detached homes that changed hands for the first five months of 2019. Semi-detached home sales dropped 62.5% compared to last year, decreasing from 16 sales to six. However, the average value of semi-detached homes increased by 15.2% from 2019, rising from $1,250,687 to $1,440,500.

Leaside & Bennington Heights home values up by 6% over last year!

As of June 1, 2020, there are 23 homes on the market in the Leaside (C11) area, ranging in price from $999,000 for a semi-detached home on Eglinton Avenue East (8 days on the market) to $4,275,000 for a beautiful detached home on Donegall Drive which has just been listed.

Last month, Leaside properties sold at an average of nine days after listing. A Noel Avenue home sold two days after it was listed, while the longest remained on the market for 21 days. This doesn’t include the 10 homes that have been listed for more than 30 days or the other 10 homes that were listed in the month of May and are not selling at their current prices.

Three of the six homes sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 3-bedroom, 4-bathroom home on a 27.49 x 240-foot lot with a private drive on Heath Street East. It sold for $4,000,000 which was 100% of the asking price. It was followed by a detached home on Noel Avenue which sold for $3,675,000 which was 99% of the initial listing price. 

Entry into the Leaside market now requires buyers to spend at least $1,400,000 for either semi-detached or detached homes
