As of November 5, 2019, there are 23 homes on the market in the Leaside (C11) area, ranging in price from $1,099,900 for an attached home on Krawchuk Lane (1 day on the market) to $4,188,000 for a beautiful detached home on Douglas Crescent (60 days on the market).
Last month, Leaside properties sold an average of 21 days after listing. One home on Macnaughton Road sold before it had been on the market for a full day. A total of nine homes sold at or above their initial asking prices. Last month’s most valuable Leaside sale involved a detached 4-bedroom, 4-bathroom home on a 46.1’ x 115’ lot with a private drive and garage on Rykert Crescent. It sold for $3,695,000, or 100% of the original listing price. Another home on Sharron Drive sold for $2,881,000, marking 107% of the owner’s initial ask.
Entry into the Leaside market now requires buyers to spend $1,000,000 for a semi-detached and at least $1,300,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
