Monthly Update

Seventeen homes were given new owners in Leaside & Bennington Heights last month, including 14 detached, two semi-detached, and one attached home. The same number of sales we saw in October 2018. The average value of this year’s 17 transactions decreased to $1,943,449, marking a 5% decrease over last year’s October mean of $2,044,941. Detached home values decreased last month, generating average sale prices of $2,131,295 for a 2.5% decrease over last year.

Year-To-Date Update

During the first ten months of 2019, 176 homes have changed hands in Leaside & Bennington Heights. This marks a 54.4% increase compared to the year-to-date October 2018 sales figures, which saw 114 completed transactions. One hundred nine detached homes have changed hands so far this year, with an average value of $2,203,455. This is a 9.2% increase compared to the average sale price of $2,018,670 for the 91 detached homes that changed hands between January 1, 2018 and October 31, 2018. Semi-detached home sales increased by 52.4% compared to last year, rising from 21 sales to 32. However, the average value of semi-detached homes dropped 2.9% from 2018, falling from $1,252,936 to $1,216,109.

October home sales up by 27.3% over last year in Leaside & Bennington Heights!

As of November 5, 2019, there are 23 homes on the market in the Leaside (C11) area, ranging in price from $1,099,900 for an attached home on Krawchuk Lane (1 day on the market) to $4,188,000 for a beautiful detached home on Douglas Crescent (60 days on the market).

Last month, Leaside properties sold an average of 21 days after listing. One home on Macnaughton Road sold before it had been on the market for a full day. This doesn’t include the 14 homes that have been listed for more than 30 days or the 12 homes that were listed in the month of October and have yet to sell at their current prices.

A total of nine homes sold at or above their initial asking prices. Last month’s most valuable Leaside sale involved a detached 4-bedroom, 4-bathroom home on a 46.1’ x 115’ lot with a private drive and garage on Rykert Crescent. It sold for $3,695,000, or 100% of the original listing price. Another home on Sharron Drive sold for $2,881,000, marking 107% of the owner’s initial ask.

Entry into the Leaside market now requires buyers to spend $1,000,000 for a semi-detached and at least $1,300,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
