As of September 1, 2020, there are nine homes available in the Moore Park area, ranging in price from $1,200,000 for a semi-detached home on Mount Pleasant Road (10 days on the market) to $5,995,000 for a detached home on Rosedale Heights Drive (92 days on the market).

Last month, two homes sold in Moore Park, including one detached home and a duplex. The average time to sell a home was six days. The home on Heath Street East sold a day after it was listed, while the other home lasted 10 days. This doesn't include the three homes that have been listed for more than 30 days or the six homes that were listed in the month of August and have yet to sell at its current listed price.

One of the two homes sold at or above their listed price last month. August’s most valuable home sale was a 5-bedroom, 3-bathroom duplex on a 37.5 x 95.75-foot lot with a private drive and garage on Clifton Road. It sold for $2,300,000, which was 107% of the original listing price. The other sale was a detached home on Heath Street East which sold for $2,260,000, or 103% of the asking price.

Entry into the Moore Park market now requires buyers to spend $2,300,000 for a semi-detached and at least $2,000,000
for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
