Monthly Update
As of January 4, 2021, there are nine homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,549,000 for a detached home on Edgewood Crescent (54 days on the market) to $19,800,000 for a detached home on Park Road (648 days on the market).
Last month, two homes sold in Rosedale, one detached and one semi-detached home. The average time to sell a home was 72 days. The home on Nanton Avenue sold 11 days after it was listed while the other home lasted 132 days on the market. This doesn't include the six homes that have been listed for more than 30 days or the three homes that were listed in the month of December and have yet to sell for its current list price.
None of the homes sold at or above their listed price. Last month’s most valuable home sale was a detached 4-bedroom, 4-bathroom home on a 75 x 140-foot lot with a private drive and garage on Castle Frank Crescent. It sold for $3,805,000, or 95% of the original listing price. The semi-detached home on Nanton Avenue sold for $1,825,000 which was 91% of the initial listing price.

2020 brought 55 home sales in Rosedale, down from 57 transactions in 2019. The 2020 sales returned an average of 14.3% more in the way of dollar value, with mean transaction values increasing from $4,128,823 to $4,720,594. This year's sales included 45 detached homes, which returned average sale prices of $5,128,259. This marked a 17.2% increase compared to the 47 detached homes that sold for an average of $4,376,126 in 2019.
Entry into the Rosedale market now requires buyers to spend over $2,200,000 for a semi-detached home and at least $2,000,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
