As of August 2, 2022, there are nine homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,795,000 for a detached home on Glen Road (7 days on the market) to $8,000,000 for a detached home on Chestnut Park Road (82 days on the market). 

Last month,  two homes sold in Rosedale,both were detached homes. The average time to sell a home was  31 days. The home on Maclennan Avenue sold 27 days after it was listed, while the longest remained on the market for 35 days. This doesn’t include the seven homes that have been listed for more than 30 days or the two homes that were listed in the month of July and are not selling at their current prices.

None of the two homes sold at or above their initial asking prices. Last month’s most valuable home sale was a detached 4-bedroom, 4-bathroom home on a 40 x 100-foot lot with a private drive and detached garage on Maclennan Avenue. It sold for $3,800,000, or 90% of the original listing price. The other home was a detached home on Glen Road which sold for $3,700,000 which was 98% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $3,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
