As of December 1, 2021, there are six homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $3,295,000 for a detached home on Castle Frank Crescent (13 days on the market) to $6,995,000 for a detached home on Lamport Avenue (41 days on the market). 

Last month,  seven homes sold in Rosedale, including five detached and two semi-detached homes . The average time to sell a home was 46 days. The home on Highland Avenue sold five days after it was listed while longest remained on the market for  152 days. This doesn't include the three homes that have been listed for more than 30 days or the other three homes that were listed in the month of November and have yet to sell for its current list price. 

Only one of the seven homes sold above its listed price. Last month’s most valuable home sale was a semi-detached 3-bedroom, 6-bathroom home on a 75.85 x 265-foot lot with a private drive and garage on Highland Avenue. It sold for $9,250,000, or 97% of the original listing price. This was followed by a detached home on Cluny Drive which sold for $8,375,000 which was 93% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $2,500,000 for a detached home and at least $2,300,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
