Twelve homes changed hands in Davisville Village last month, including five detached and seven semi-detached properties. This marks a 9.1% increase over the 11 home sales we saw last April. The average value of the April 2019 home sales rose to $1,699,835, an 11.1% increase from last year’s April mean of $1,530,187. Detached homes enjoyed an even bigger boost last month by generating average sale prices of $2,298,000, a 20.8% increase over last year.
Over the first four months of 2019, 32 homes have changed hands in Davisville Village. This marks a 6.7% increase compared to the year-to-date April 2018 sales figures, which saw 30 completed transactions. Ten detached homes have found new owners so far this year, with an average transaction value of $2,103,250. This is an 11.1% increase compared to the average sale price of $1,893,737 for the 15 detached homes that changed hands in April of 2018. Semi-detached home sales increased by 75% compared to last year, rising from 12 sales to 21. The average value of Davisville Village semi-detached homes also increased 11.8% compared to April 2018, from $1,240,833 to $1,387,429.
Davisville Village monthly home sales up by 9.1% over last year!
As of May 8, 2019, there are 20 homes on the market in the Davisville Village area. These homes range in price from $1,199,000 for a semi-detached home on Hillsdale Avenue East (two days on the market) to $2,975,000 for a detached home on the same street (50 days on the market).
Last month, the average Davisville home sold after seven days on the market. A Belsize Drive property sold two days after it was listed, while the longest remained on the market for 14 days. This doesn’t include the seven homes that had been listed for more than 30 days or the nine homes that were listed in the month of April and are not selling at their current prices.
Nine of the April 2019 home sales sold at or above their listed price. The most valuable Davisville Village transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 28.76’ x 125’ lot with a front yard drive on Belcourt Road. It sold for 103% of the asking price. This was followed by a stunning Millwood Road property that fetched 95% of the owner’s initial asking price.
Entry into the Davisville Village market now requires buyers to spend $1,100,000 for a semi-detached home and at least $1,400,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
