DAVISVILLE SEES 67% BOOST IN JULY HOME SALES
Ten homes sold this July in Davisville Village, including 7 detached and 3 semi-detached properties — marking a 67% increase in sales compared to the same month last year.
Home prices also saw an uptick, with the average sale price at $1,613,000, a 5.5% increase from July 2024, when only 6 homes sold at an average of $1,529,000, a figure notably influenced by a greater share of semis.
Six of the 10 homes sold at or above their asking price, representing 60% of total sales.
The highest sale was a 3-bedroom, 4-bathroom home on a 25x131-foot lot on Balliol Street, which sold for $2,785,000 — 98% of the asking price — after just 4 days on the market.
The second-highest sale was a 3-bed, 4-bath detached on Millwood Rd, which sold for $2,160,000—8% above asking—after 8 days on the market.
As of August 1st, 21 homes are currently for sale in Davisville, ranging in price from $1,239,000 for a semi-detached on Soudan Ave (25 DOM) to $4,188,000 for a detached also on Soudan Ave (115 DOM).
