Monthly Update

Last month, 14 houses got new owners in Davisville Village, including eight detached and six semi-detached homes. This marks a 27.3%  increase compared to the 11 homes sold from the same month of last year. The average value of the February 2021 transactions was $1,830,129, marking a 3.1% drop from last year’s February mean of $1,887,728.


Year-To-Date Update

For the first two months of 2021, 19 homes have sold in Davisville Village. This marks a 35.7% increase compared to the year-to-date sales figures through February 2020. Nine detached homes have found new owners so far this year, with average sale prices of $2,021,467. This is a 0.8% drop over the 2020 year-to-date mean of $2,038,533. The average value of semi-detached homes also decreased by 11.4% compared to the year-to-date mean through February 2020, dropping from $1,752,503 to $1,553,215.

Davisville Village home values up by 8.5% over last year!

As of March 1, 2021, there are 14 homes on the market in the Davisville Village area. These homes range in price from $995,000 for a semi-detached home on Soudan Avenue (2 days on the market) to $3,499,000 for a detached home on the same street (6 days on the market).

Last month, the average Davisville home sold after 15 days on the market. A Merton Street home sold a day after it was listed, while the longest remained on the market for 121 days. This doesn’t include the single home that has been listed for more than 30 days or the 12 homes that were listed in the month of February and are not selling at their current prices.

Nine of the 14 February home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 24.02 x 175-foot lot with a private drive on Balliol Street. It sold for $2,930,000 which was 98% of the asking price. It was followed by a detached home on Mann Avenue which sold for $2,575,000 which was 95% of the initial listing price.

Entry into the Davisville Village market now requires buyers to spend  $1,400,000 for a semi-detached home and at least $1,500,000 for a detached home.
