Monthly Update

Last month, fourteen houses got new owners in Davisville Village, including five detached,  seven semi-detached, one attached, and a triplex. This marks a 27.3% increase compared to the 11 homes sold from the same month of last year.  The average value of the July 2020 transactions was $1,839,387, marking a 22.2% increase from last year’s July mean of $1,505,373. 

Year-To-Date Update

For the first seven months of 2020, 67 homes have sold in Davisville Village. This marks a 15.2% drop compared to year-to-date sales figures through July 2019, which saw 79 completed transactions. Thirty-one detached homes have found new owners so far this year, with average sale prices of $2,032,026. This is a 9.6% increase over the 2019 year-to-date mean of $1,853,211. The average value of semi-detached homes also increased by 17.3% compared to the year-to-date mean through July 2019, rising from $1,320,725 to $1,549,217.

Davisville Village home values up by 9.8% over last year!

As of August 3, 2020, there are 12 homes on the market in the Davisville Village area. These homes range in price from $1,388,000 for a detached home on Hillsdale Avenue East (11 days on the market) to $2,948,000 for another detached home on Belsize Drive (14 days on the market).

Last month, the average Davisville home sold after 13 days on the market. A Davisville Avenue home sold on the day it was listed, while the longest remained on the market for 70 days. This doesn’t include the four homes that have been listed for more than 30 days or the eight homes that were listed in the month of July and are not selling at their current prices.

Seven of the 14 July home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a semi-detached 3-bedroom, 4-bathroom home on a 24 x 125-foot lot with a garage on Thurloe Avenue. It sold for $3,300,000 which was 96% of the asking price. It was followed by a detached home on Manor Road East which sold for $2,572,000 which was 99% of the initial listing price. 

Entry into the Davisville Village market now requires buyers to spend  $1,200,000 for a semi-detached home and at least $1,500,000 for a detached home.
