Monthly Update

Last month, only one home sold in Lawrence Park. It was a detached 5-bedroom, 4-bathroom home on a 50 x 150-foot lot on St Leonard's Avenue with a private drive and garage. It sold for $3,998,000 (95% of the asking price). All homes currently listed have been on the market for more than 30 days.

As of January 3, 2020, there are 10 homes available in the Moore Park area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,349,999 (51 days on the market) for a detached home on Blythwood Road to $7,580,000 (37 days on the market) for a detached home on Stibbard Avenue.

2019 brought 40 home sales in Lawrence Park, down from 42 transactions in 2018. The 2019 sales returned an average of 5.5% more in the way of dollar value, with mean transaction values rising from $3,368,86 to $3,554,842. 

Entry into the Lawrence Park market now requires buyers to spend over $1,600,000. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
