As of December 10th, 2019, there are 20 homes available in the Lawrence Park area, ranging in price from $1,925,000 for a detached home on Stratford Crescent (34 days on the market) to $10,500,000 for a detached home on Daneswood Road (155 days on the market).

Last month, six homes sold in Lawrence Park, all were detached homes. The average time to sell a home was 48 days. The home on St Ives Crescent sold 7 days after it was listed, while the longest remained on the market for 93. This doesn't include the 14 homes that have been listed for more than 30 days or the five homes that were listed in the month of November and are not selling at their current listed prices. 

None of the November home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 5-bedroom, 8-bathroom home on a 50 x 165-foot lot with a private drive and garage on Pine Forest Road. It sold for $7,395,000, which was 97% of the original listing price. It was followed by a detached home on St. Leonards Crescent which sold for $6,725,000 or 96% of the asking price. 

Entry into the Lawrence Park market now requires buyers to spend and at least $1,600,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
