As of December 4, 2019, there are 11 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $1,299,000 for a semi-detached home on Summerhill Avenue (22 days on the market) to $21,500,000 for a detached home on Roxborough Drive (225 days on the market).

Last month, five homes sold in Rosedale, all were detached homes. The average time to sell a home was 14 days. One home on Douglas Avenue sold two days after it was listed, while the longest lasted 36 days. This doesn't include the seven homes that have been listed for more than 30 days or the four homes that were listed in the month of November and have yet to sell for their current list prices.

Two of the November home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 7-bedroom, 6-bathroom home on a 75 x 275-foot lot with a private drive and garage on Cluny Drive. It sold for $9,000,000, or 90% of the original listing price. It was followed by a home on Douglas Avenue which sold for $5,375,000, which was 98% of the initial asking price.

Entry into the Rosedale market now requires buyers to spend $2,200,000 for a semi-detached home and at least $2,000,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
