As of November 5, 2019, there are 16 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $1,950,000 for a detatched home on Standish Avenue (31 days on the market) to $21,500,000 for a detached home on Roxborough Drive (196 days on the market).

Last month, nine homes sold in Rosedale, all were detached homes. The average time to sell a home was 23 days. One home on Dale Avenue sold two days after it was listed, while the longest lasted 57 days. This doesn't include the nine homes that have been listed for more than 30 days or the seven homes that were listed in the month of October and have yet to sell for their current list prices.

Two of the October home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 4-bedroom, 5-bathroom home on a 50 x 140-foot lot with a private drive and carport on Douglas Drive. It sold for $5,887,000, or 95% of the original listing price. It was followed by a home on Rowanwood Avenue which sold for $5,500,000  which was 110% of the initial asking price.

Entry into the Rosedale market now requires buyers to spend $2,200,000 for a semi-detached home and at least $2,400,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
