As of October 3, 2019, there are 18 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,450,000 for a detached home on Nanton Avenue (30 days on the market) to $21,500,000 for a detached home on Roxborough Drive (164 days on the market).
Last month, five homes sold in Rosedale, all were detached homes. The average time to sell a home was 32 days. One home on Rowanwood Avenue sold two days after it was listed, while the longest lasted 75 days. This doesn't include the 10 homes that have been listed for more than 30 days or the eight homes that were listed in the month of September and are not selling at their current listed prices.
Two of the September home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 5-bedroom, 5-bathroom home on a 51.38 x 122.9-foot lot with a private drive and carport on Rowanwood Avenue. It sold for $6,525,000, or 115% of the original listing price. It was followed by a home on Crescent Road which sold for $6,400,000 or 97% of the asking price.
Entry into the Rosedale market now requires buyers to spend $2,200,000 for a semi-detached home and at least $2,600,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
