As of October 7, 2019, there are seven homes available in the Moore Park area, ranging in price from $1,595,000 for a detached home on St. Clair Avenue East (5 days on the market) to $3,500,000 for a detached home on Welland Avenue (12 days on the market).

Last month, four homes sold in Moore Park, including three detached homes and one semi-detached home. The average time to sell a home was 9 days. The home on Hudson Drive sold five days after it was listed, while the longest lasted 11 days. This doesn't include the only home that has been listed for more than 30 days or the four homes that were listed in the month of September and are not selling at their current listed prices. 

Only one of the September home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 6-bedroom, 5-bathroom home on a 39.5 x 134-foot lot with a front yard drive and garage on Hudson Drive. It sold for $3,600,000, or 97% of the original listing price. It was followed by the St. Clair Avenue East home which sold for $2,406,000,  or 115% of the asking price. 

Entry into the Moore Park market now requires buyers to spend $2,100,000 for a semi-detached home and at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
