As of November 5, 2019, there are eight homes available in the Moore Park area, ranging in price from $1,595,000 for a detached home on St. Clair Avenue East (34 days on the market) to $6,500,000 for a detached home on Rosedale Heights Drive (5 days on the market).

Last month, five homes sold in Moore Park, four of which were detached homes. The average time to sell a home was 11 days. The home on Glenrose Avenue sold just one day after it was listed, while the longest lasted 22 days. This doesn't include the two homes that have been listed for more than 30 days or the six homes that were listed in the month of October but have yet to sell at their current list prices.

Last month, two home sold at or above their listed price. Last month’s most valuable home sale was a detached 4-bedroom, 5-bathroom home on a 40 x 138-foot lot with a private drive and garage on Rosedale Heights Drive. It sold for $3,475,000, which was 99% of the original listing price. It was followed by the Glenrose Avenue home which sold for $3,400,000,  or 106% of the asking price. 

Entry into the Moore Park market now requires buyers to spend $2,100,000 for a semi-detached home and at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
