As of November 5, 2019, there are 28 homes available in the Lawrence Park area, ranging in price from $1,190,000 for a detached home on St Ives Crescent (4 days on the market) to $10,500,000 for a detached home on Daneswood Road (120 days on the market).

Last month, five homes sold in Lawrence Park, all were detached homes. The average time to sell a home was 14 days. The home on Rochester Avenue sold a day after it was listed, while the longest remained on the market for 29 days. This doesn't include the 18 homes that have been listed for more than 30 days or the 10 homes that were listed in the month of October and are not selling at their current listed prices. 

Two of the October home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 4-bedroom, 6-bathroom home on a 58 x 114.4 -foot lot with a private drive on Stratford Crescent. It sold for $5,100,000, which was 95% of the original listing price. It was followed by a detached home on Rochester Avenue which sold for $4,600,180 or 105% of the asking price. 

Entry into the Lawrence Park market now requires buyers to spend $1,200,000 for a semi-detached home and at least $1,900,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
