As of April 8 2020, there are 15 homes available in the Lawrence Park area, ranging in price from $1,799,000 for a detached home on Blythwood Road (17 days on the market) to $10,500,000 for a detached home on Daneswood Road (84 days on the market).

Last month, three homes sold in Lawrence Park, all were detached homes. The average time to sell a home was five days. The home on Wanless Crescent sold a day after it was listed, while the longest remained on the market for nine days. This doesn't include the 13 homes that have been listed for more than 30 days or the six homes that were listed in the month of March and are not selling at their current listed prices. 

Only one of the March home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 5-bedroom, 5-bathroom home on a 50 x 150-foot lot with a private drive and garage on Wanless Crescent. It sold for $3,565,000, which was 99% of the original listing price. It was followed by a detached home on Rochester Avenue which sold for $3,330,000 or 111% of the asking price. 

Entry into the Lawrence Park market now requires buyers to spend and at least $2,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
