Rosedale Home Sales Statistics for March 2020 | Jethro Seymour, Top Toronto Real Estate Broker

As of April 8, 2020, there are eight homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,595,000 for a detached home on Rowanwood Avenue (9 days on the market) to $21,500,000 for a detached home on Roxborough Drive (351 days on the market).

Last month, only one home sold in Rosedale. It was a detached 6-bedroom, 5-bathroom home on a 49.75 x 136-foot lot with a mutual drive and garage on Roxborough Street East. It sold for $4,650,000, or 96% of the original listing price after being on the market for 18 days. This doesn't include the seven homes that have been listed for more than 30 days or the single home that was listed in the month of March and has yet to sell for its current list price.

Entry into the Rosedale market now requires buyers to spend at least $2,000,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.

"All of the  COVID-19  related issues and measures have translated into a  temporary drop in the number of transactions – a drop that will persist until we experience a meaningful and sustained decline in the number of cases. However, once recovery begins,  it  will  likely  accelerate  in  earnest  as  buyers  seek  to satisfy pent-up demand that will build up over the course of the spring and at least part of the summer." – Michael Collins, 2019/2020 Toronto Regional Real Estate Board President
