As of March 5, 2020, there are 10 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $1,950,000 for a detached home on Standish Avenue (150 days on the market) to $21,500,000 for a detached home on Roxborough Drive (317 days on the market).

Last month, four homes sold in Rosedale, all were detached homes. The average time to sell a home was 27 days. The home on Standish Avenue sold two days after it was listed, while the longest lasted 85 days on the market. This doesn't include the four homes that have been listed for more than 30 days or the six homes that were listed in the month of February and have yet to sell for its current list price. 

Two of the four home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 6-bedroom, 5-bathroom home on a 43.5 x 145.3-foot lot with a private drive and garage on St Andrews Gardens. It sold for $4,100,000, or 89% of the original listing price. It was followed by a home on Roxborough Drive which sold for $3,950,000 which was 92% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $2,000,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
