As of February 3, 2020, there are 8 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $1,899,000 for a detached home on Standish Avenue (just listed) to $21,500,000 for a detached home on Roxborough Drive (286 days on the market).

Last month, two homes sold in Rosedale, all were detached homes. The average time to sell a home was two days. The home on Douglas Drive sold a day after it was listed, while the other home on the same street lasted four days on the market. This doesn't include the six homes that have been listed for more than 30 days or the single home that was listed in the month of January and has yet to sell for its current list price. 

Both homes sold at or above their listed price. Last month’s most valuable home sale was a detached 5-bedroom, 5-bathroom home on a 50 x 138-foot lot with a private drive. It sold for $4,575,000, or 100% of the original listing price. The other home sold for $2,518,000, which was 101% of the initial asking price. 

Entry into the Rosedale market now requires buyers to spend at least $3,600,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
