As of February 3, 2020, there are two homes available in the Moore Park area, ranging in price from $3,499,000 for a detached home on Rosedale Heights Drive (19 days on the market) to $6,395,000 for a just relisted detached home on the same street.

Last month, four homes sold in Moore Park including two detached, one semi-detached, and a duplex home. The average time to sell a home was 42 days. The home on St Clair Avenue East sold a day after it was listed, while the longest lasted 95 days. This doesn't include the single home that was listed in the month of January and has yet to sell at its current listed price. 

Last month, all four homes sold at or above their listed price. January’s most valuable home sale was a detached 4-bedroom, 4-bathroom home on a 25 x 135-foot lot with a private drive and garage on St Clair Avenue East. It sold for $2,400,000, which was 109% of the original listing price. It was followed by a duplex home on the same street which sold for $2,349,000, or 100% of the asking price. 

Entry into the Moore Park market now requires buyers to spend $1,700,000 for a semi-detached home and at least $2,300,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
