As of November 1,  2021, there are eight homes available in the Lawrence Park area, ranging in price from $2,289,000 for a detached home on Strathgowan Crescent (33 days on the market) to $26,900,000 for a detached home on Stratheden Road (47 days on the market).

Last month, 10 homes sold in Lawrence Park, all were detached homes. The average time to sell a home was 20 days. The home on St. Leonard's Avenue sold on the day it was listed, while the longest remained on the market for 44 days. This doesn't include the four homes that have been listed for more than 30 days and the three homes that were listed in the month of  October and have yet to sell for its current list price. 

Three of the 10 homes sold at or above their initial asking prices. The highest selling Lawrence Park transaction of the month featured a detached 5-bedroom, 8-bathroom home on a 66 x 114-foot lot with a private drive and garage on Stratford Crescent. It sold for $7,150,000 which was 96% of the asking price. This was followed by another detached home on Dawlish Avenue which sold for $6,502,000 which was 108% of the initial listing price. 

Entry into the Lawrence Park market now requires buyers to spend and at least  $2,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
