Leaside & Bennington Heights home values up by 9% over last year!

As of May 2, 2022,  there are seven homes on the market in the Leaside (C11) area, ranging in price from $1,465,000 for a semi-detached home on  Laird Drive (20 days on the market) to $3,295,000 for a detached home on Douglas Crescent (26 days on the market).

Last month, Leaside properties sold at an average of 10 days after listing. A Donegall Drive home sold on the day it was listed, while the longest remained on the market for 58 days. This doesn’t include the only home that has been listed for more than 30 days or the six homes that were listed in the month of April and are not selling at their current prices.

Eighteen of the 25 April home sales sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 70 x 228-foot lot with a private drive and built-in garage on Bennington Heights Drive. It sold for $7,030,000 which was 105% of the asking price. This was followed by another detached home on Governors Road which sold for $4,700,000 which was 100% of the initial listing price.

Entry into the Leaside market now requires buyers to spend  $1,500,000 for a semi-detached home and at least $1,700,000 for a detached home.
