Last month, 27 homes were given new owners in Leaside & Bennington Heights including 18 detached and nine semi-detached homes. The average value of last month’s transactions was $2,168,507, marking a 5.6% drop over last year’s June mean of $2,297,191. Detached home values were also down last month, generating average sale prices of $2,465,760 from $2,600,877, for a 5.2% decrease over June of last year.
For the first half of 2021, 108 homes have sold in Leaside & Bennington Heights. This marks a 77% increase compared to the year-to-date sales figures through June 2020. Eighty-three detached homes have found new owners so far this year, with average sale prices of $2,590,124. This is a 5% jump over the 2020 year-to-date mean of $2,466,829. The average value of semi-detached homes also increased by 9.6% compared to the year-to-date mean through June 2020, jumping from $1,379,286 to $1,511,384.
Leaside & Bennington Heights home values up by 7.7% over last year
As of July 2, 2021, there are 14 homes on the market in the Leaside (C11) area, ranging in price from $1,499,000 for a detached home on Donegall Drive (2 days on the market) to $6,790,000 for a relisted detached home on Moorehill Drive (17 days on the market).
Last month, Leaside properties sold at an average of nine days after listing. A Parkhurst Boulevard home sold on the day it was listed, while the longest remained on the market for 94 days. This doesn’t include the four homes that have been listed for more than 30 days or the three homes that were listed in the month of June and are not selling at their current prices.
Twenty-one of the 27 homes sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 5-bedroom, 6-bathroom home on a 35 x 165-foot lot with a private drive and garage on Roxville Avenue. It sold for $4,000,000 which was 100% of the asking price. This was followed by another detached home on Divadale Drive which sold for $3,528,000 which was 111% of the initial listing price.
Entry into the Leaside market now requires buyers to spend at least $1,300,000 for a semi-detached home and at least $1,600,000 for a detached home.
