Monthly Update

Last month, 19 houses got new owners in Davisville Village, including 13 detached and six semi-detached homes. This marks a 5% drop compared to the 20 homes sold from the same month of last year. The average value of the June 2021 transactions was $1,825,895, marking a 10.7% increase from last year’s June mean of $1,649,650. 


Year-To-Date Update

For the first half of 2021, 106 homes have sold in Davisville Village. This marks a 100% increase compared to the year-to-date sales figures through June 2020 with 53 homes sold. Sixty-one detached homes have found new owners so far this year, with average sale prices of $2,106,609. This is a 4.6% increase over the 2020 year-to-date mean of $2,013,415. The average value of semi-detached homes also increased by 1.7% compared to the year-to-date mean through June 2020, jumping from $1,517,501 to $1,542,641.

Home values up by 7% over last year in Davisville Village!

As of July 2, 2021, there are 12 homes on the market in the Davisville Village area. These homes range in price from     $1,725,000 for a detached home on Glebe Road East (49 days on the market) to $3,150,000 for a detached home on Millwood Road (15 days on the market).

Last month, the average Davisville home sold after twelve days on the market. The home on Balliol Street sold a day after it was listed, while the longest remained on the market for 58 days. This doesn’t include the seven homes that have been listed for more than 30 days or the six homes that were listed in the month of June and are not selling at their current prices.

Nine of the 19 June home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 25 x 148-foot lot with a lane drive and garage on Balliol Street. It sold for $2,820,000 which was 91% of the asking price. It was followed by a detached home on Manor Road East which sold for $2,750,000 which was 97% of the initial listing price. 

Entry into the Davisville Village market now requires buyers to spend  $1,200,000 for a semi-detached home and at least $1,500,000 for a detached home.
