Monthly Update
Thirteen homes were given new owners in Leaside & Bennington Heights last month. The average value of last month's transactions was $1,815,224, marking an 18% increase over last year’s November mean of $1,538,077. Detached home values also increased last month, generating average sale prices of $2,208,252, for a 23.8% increase over November of last year.
Year-To-Date Update
As we head towards the end of 2019, 159 homes have changed hands in Leaside & Bennington Heights last month. This marks a 25.2% increase compared to the year-to-date November 2018 sales figures, which saw 127 completed transactions. A total of 117 detached homes have changed hands already this year, with an average value of $2,203,783. This is a 10.2% increase compared to the average sale price of $1,999,656 for the 99 detached homes that changed hands between January 1, 2018, and November 30th, 2018. Semi-detached home sales also increased by 40% compared to last year, rising from 25 sales to 35.
Leaside & Bennington Heights home sales are up by 25.4% over November 2018!
As of December 4, 2019, there are 18 homes on the market in the Leaside (C11) area, ranging in price from $1,189,900 for a detached home on Eglinton Avenue (4 days on the market) to $4,200,000 for a beautiful detached home on Douglas Crescent (26 days on the market).
Last month, Leaside properties sold at an average of 20 days after listing. A home on Parkhurst Boulevard sold after being on the market for 2 days. This doesn’t include the nine homes that have been listed for more than 30 days or the seven homes that were listed in the month of November and have yet to sell at their current prices.
Eight homes sold at or above their initial asking prices. Last month’s most valuable Leaside sale involved a detached 4-bedroom, 5-bathroom home on a 32 x 130-foot lot, with a private drive and garage on Laird Drive. It sold for $3,050,000 which was 95% of the initial asking price.
Entry into the Leaside market now requires buyers to spend $1,000,000 for a semi-detached and at least $1,300,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
