LEASIDE POSTS HIGHEST PRICE JUMP AMID SLOW MARKET
Leaside closed August with 3 homes sold--2 detached and 1 semi-detached, marking a slowdown in sales activity. However, the average sale price surged to $2,496,667, a 29.7% increase compared to August last year, when 5 homes sold at an average of $1,924,800.
The highest sale was a 4-bedroom, 4-bathroom home on Broadway Ave, sitting on a 33x135-foot lot. It sold for $3,250,000, or 93% of the original asking price, after just 33 days on the market.
The second-highest sale was a 4-bedroom, 5-bathroom home on Glenvale Blvd, which sold for $2,835,000—95% of the list price—after a longer 66 days on the market.
As of September 1st, 26 homes are currently listed for sale in Leaside, ranging in price from $1,299,000 for a semi-detached on Eglinton Ave E (24 DOM) to $5,295,000 on Douglas Cres (73 DOM).
