The 2021 calendar year saw 46 home sales in Moore Park, up 2.2% from the 2020 total of 45 transactions. The 2021 sales included 41 detached homes, which attracted average sale prices of $3,350,941. This marked a 16.3% increase compared to the 37 detached homes that sold for an average of $2,882,054 in 2020. Semi-detached properties also experienced a price increase, rising an average of 40.2% from $1,681,250 in 2020 to $2,356,667. Is 2022 the time to buy or sell?
Last year’s most expensive home sale was a 6-bedroom, 5-bathroom detached home on a 50 x 125-foot lot with a private drive on Garfield Avenue, which sold for $6,300,000 (105% of the asking price). The least expensive home sold in Moore Park last year was a semi-detached home on Mount Pleasant Road which sold for $1,200,000 (100% of the asking price).
Entry into the Moore Park market now requires buyers to spend at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.

Monthly Update
As of December 31, 2021, there are two homes available in the Moore Park area, ranging in price from $4,680,000 for a multiplex on St Clair Avenue East (24 days on the market) to $7,500,000 for a detached home on Inglewood Drive (38 days on the market).
Last month, only one home sold in Moore Park and it sold eight days after it was listed and was a 4-bedroom, 3-bathroom detached home on a 35 x 100-foot lot with a mutual drive and garage on Inglewood Drive. It sold for $2,585,000 which was 92% of the asking price. This was followed by another detached home on Inglewood Drive which sold for $5,000,000 which was 118% of the initial listing price.
