The 2021 calendar year saw 75 home sales in Rosedale, up 36.4% from the 2020 total of 55 transactions. The 2021 sales included 54 detached homes, which attracted average sale prices of $5,601,278. This marked a 9.2% increase compared to the 45 detached homes that sold for an average of $5,128,259 in 2020. Semi-detached sales were also up, increasing by 70% from 10 to 17 homes sold over the previous year. Semi-detached properties also experienced a price increase, rising an average of 21.7% from $2,886,105 in 2020 to $3,511,235. Is 2022 the time to buy or sell?
Last year’s most expensive home sale was a 4-bedroom, 8-bathroom detached home on a 60 x 401.87-foot lot with a private drive and garage on Roxborough Drive, which sold for $18,000,000 (84% of the asking price). The least expensive home sold in Rosedale in 2020 was a duplex on Summerhill Avenue which sold for $1,425,000 (110% of the asking price).
Entry into the Rosedale market now requires buyers to spend at least $2,500,000 for a detached home and at least $2,300,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.

As of December 31, 2021, there is only one home available in the Rosedale area of the Toronto Real Estate Board’s C09 zone and it is a detached home on Roxborough Drive (25 days on the market) which is listed for $3,999,000.
Last month, two homes sold in Rosedale, both were detached homes . The average time to sell a home was 24 days. The home on Binscarth Road sold six days after it was listed while the other home remained on the market for 42 days.
Only one of the two homes sold above its listed price. It was a 6-bedroom, 4-bathroom home on a 50 x 153.67-foot lot with a private drive and garage on Lamport Avenue. It sold for $6,650,000, or 95% of the original listing price. The other detached home on Binscarth Road sold for $3,631,000 which was 121% of the initial listing price.
