As of December 1, 2020, there are two homes available in the Moore Park area, ranging in price from $2,795,000 for a detached home on Clifton Road (75 days on the market) to $3,695,000 for a detached home on Garfield Avenue (7 days on the market).

Last month, three homes sold in Moore Park, including two detached homes and one semi-detached home. The average time to sell a home was 21 days. The home on St Clair Avenue East sold six days after it was listed while the longest lasted 32 days. This doesn't include the only home that has been listed for more than 30 days or the other home that was listed in the month of November and has yet to sell at its current listed price. 

Only one of the three homes sold at or above its listed price last month. November’s most valuable home sale was a detached 4-bedroom, 5-bathroom on a 26 x 139-foot lot with a private drive on Heath Street East. It sold for $3,565,000, which was 98% of the original listing price. It was followed by a detached home on the same street which sold for $3,150,000 or 91% of the asking price. 

Entry into the Moore Park market now requires buyers to spend $1,700,000 for a semi-detached and at least $1,800,000
for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
