As of November 1, 2021, there are two homes available in the Moore Park area, ranging in price from $2,849,000 for a detached home on Mount Pleasant Road (40 days on the market) to $4,680,000 for a multiplex on St Clair Avenue East (68 days on the market).

Last month, seven homes sold in Moore Park, including six detached homes and a duplex. The average time to sell a home was eight days. The home on Garfield Avenue sold a day after it was listed, while the other home remained on the market for 18 days. All homes currently available have been listed for more than 30 days.

Five of the seven October home sales sold at or above their initial asking prices.  The highest selling Moore Park transaction of the month featured a detached 6-bedroom, 5-bathroom home on a 50 x 125-foot lot with a private drive on Garfield Avenue. It sold for $6,300,000 which was 105% of the asking price. This was followed by another detached home on Inglewood Drive which sold for $4,300,000 which was 96% of the initial listing price. 

Entry into the Moore Park market now requires buyers to spend at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
