Rosedale Home Sales Statistics for April 2020 | Jethro Seymour, Top Toronto Real Estate Broker

As of September 1, 2022, there are eight homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,795,000 for a detached home on Glen Road (37 days on the market) to $6,700,000 for a detached home on Crescent Road (17 days on the market).

Last month,  two homes sold in Rosedale, both were detached homes. The average time to sell a home was 13 days. The home on Standish Avenue sold eight days after it was listed, while the longest remained on the market for 17 days. This doesn’t include the three homes that have been listed for more than 30 days or the five homes that were listed in the month of August and are not selling at their current prices.

None of the two homes sold at or above their initial asking prices. Last month’s most valuable home sale was a detached 4-bedroom, 4-bathroom home on a 25 x 136-foot lot with a frontyard drive and carport on Standish Avenue. It sold for $2,850,000, or 95% of the original listing price. The other detached home on Hawthorn Avenue sold for $2,840,000 which was 95% of the initial listing price.

Entry into the Rosedale market now requires buyers to spend at least $3,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
