As of July 2, 2021, there are 16 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,649,000 for an attached home on Ancroft Place (9 days on the market) to $16,300,000 for a detached home on Chestnut Park Road (9 days on the market).
Last month, 10 homes sold in Rosedale including seven detached, three semi-detached, and one attached home. The average time to sell a home was nine days. The home on Whitehall Road sold on the day it was listed while longest remained on the market for 24 days. This doesn't include the seven homes that have been listed for more than 30 days or the ten homes that were listed in the month of June and have yet to sell for its current list price.
Five out of the 10 homes sold at or above their listed price. Last month’s most valuable home sale was a detached 5-bedroom, 4-bathroom home on a 45 x 122-foot lot with a private drive and garage on Rowanwood Avenue. It sold for $7,000,000, or 119% of the original listing price. This was followed by a semi-detached home on Chestnut Park Road which sold for $4,750,000 which was 95% of the initial listing price.
Entry into the Rosedale market now requires buyers to spend at least $2,500,000 for a detached home and at least $2,300,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
