As of June 1, 2021, there are 15 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $1,999,000 for a relisted detached home on Standish Avenue (13 days on the market) to $10,580,000 for a detached home on Glen Road (124 days on the market). 

Last month, seven homes sold in Rosedale including four detached, and three  semi-detached homes. The average time to sell a home was 23 days. The home on Roxborough Street East sold on the day it was listed while longest remained on the market for  66 days. This doesn't include the five homes that have been listed for more than 30 days or the nine homes that were listed in the month of May and have yet to sell for its current list price. 

Six out of the seven homes sold at or above their listed price. Last month’s most valuable home sale was a detached 5-bedroom, 6-bathroom home on a 50 x 162-foot lot with a private drive and garage on Douglas Drive. It sold for $13,000,000, or 102% of the original listing price. This was followed by a detached home on Roxborough Street East which sold for $4,995,000 which was 111% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $2,700,000 for a detached home and at least $2,300,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
