As of April 1, 2021, there are 10 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $1,999,000 for a detached home on Standish Avenue (40 days on the market) to $10,580,000 for a detached home on Glen Road (63 days on the market). 

Last month, nine homes sold in Rosedale including seven detached, one semi-detached, and a multiplex home. The average time to sell a home was 18 days. The home on Maclennan Avenue sold two days after it was listed while longest remained on the market for  80 days. This doesn't include the four homes that have been listed for more than 30 days or the six homes that were listed in the month of March and have yet to sell for its current list price. 

Five of the homes sold at or above their listed price. Last month’s most valuable home sale was a detached 5-bedroom, 7-bathroom home on a 50 x 150-foot lot with a private drive and garage on Roxborough Drive. It sold for $8,000,001, or 100% of the original listing price. This was followed by a detached home on Crescent Road which sold for $5,700,000 which was 92% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $2,700,000 for a detached home and at least $2,300,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
